Marketing Plan
My commitment to the seller is to provide the
highest quality of excellence in marketing you home and to sell your home at the
highest possible price in the least amount of time. My goal is also to provide
the seller with a continuing stream of feedback on showings and marketing
effectiveness.
PRIOR TO LISTING: Provide a
comprehensive market analysis using MLS statistics and comparables to determine
the fair market value of your home.
LISTING YOUR HOME: Review
and prepare the listing contract. Place a sign in your yard and a lockbox on the
door if desired. Review advertising choices, need for flyer box, and showing
preferences.
FIRST DAY OF LISTING: Submit the completed
listing to the Metropolitan Indianapolis Board of REALTORS® where over 4000
Professional agents have access to your information.
FIRST WEEK: Prepare
and submit ads to Tucker Talks and local papers. Prepare flyers and distribute
to interested parties and e-mail to all Tucker agents. Reverse prospect in the
MLS computer system to find agents who have potentially interested clients and
follow up with those agents. Notify seller of any feedback from showings or
regarding calls from agents or potential prospects.
SECOND WEEK: Discuss
with seller a possible Sunday open house. Schedule this open house if desired.
Continue all advertising, continue contact with agents and potential buyers.
E-mail flyers to agents and reverse prospecting on the computer. Feedback to
sellers on showings and interest. Promote property using a target mailing
campaign.
THIRD AND FORTH WEEKS: Review all marketing
activities and feedback data with owner. Review the current competition with
emphasis on new competitive listings, recent pending and closed transactions in
the surrounding area. Using this information, review any needed changes in
price, staging, and marketing. Continue all of the above during the entire
listing period.
When an offer is received, we will review all the
details of the offer reviewing your expense and estimated proceeds from that
offer. We will negotiate the offer and submit any and all counter offers with
appropriate time frames to the buyers' agent. We will make certain the buyer has
the appropriate lender prequalification/approval needed to close the
transaction.
When the sales contract is finalized, I will confirm that
all contingencies are removed in the time frames specified in the contract. We
will negotiate all inspections, order title work and proceed to closing.
During
the entire process of marketing and proceeding to a successful closing, I am
